What is Kana Hills?

Kana Hills is a luxury villa estate developed by PT Kana Land Developments on the highland of Ungasan, Badung, Bali. The estate is planned for 7 villa types totalling roughly 55 units. The Balsa type is the one currently being marketed.

Is the project’s legal standing secure?

Yes. Each unit comes with a freehold Hak Milik (SHM) certificate in the buyer’s name — already split per unit — plus an IMB or PBG building permit, a siteplan approved by the regional government, and registration in the national OSS licensing system.

Can foreign nationals buy?

Units are sold with a freehold Hak Milik (SHM) certificate, which under Indonesian law may only be held by Indonesian citizens. Foreign buyers typically use an alternative structure such as Hak Pakai (right of use) or a PT PMA company. Please contact the East2West team to discuss which structure fits your situation, and take your own notarial or legal advice.

Are any units ready to move into?

Not yet. All units are sold off-plan with a build period of 18 to 24 months. The show unit is currently under construction.

How much is the booking fee?

The booking fee is Rp 50,000,000. Please note that once received, the booking fee is non-refundable.

What payment schemes are available?

Three: full cash (settled within 30 days), staged instalments over up to 24 months, or a mortgage (KPR) with a tenor of up to 25 years in cooperation with Mandiri, BCA and CIMB Niaga.

What happens if I cancel?

A unilateral cancellation by the buyer means all payments already made are non-refundable. The same applies if the buyer cannot settle a shortfall against their approved mortgage ceiling. Please weigh this carefully before making any payment.

Do the prices include VAT?

Prices are shown both excluding and including 11% VAT. They include building permits, PDAM water supply, PLN electricity connection, and the semi-furnished fit-out. They exclude mortgage fees, notary/PPJB/AJB/title-transfer costs, and other applicable taxes.

Does every unit have a pool?

Yes. Every Balsa villa has its own private pool, finished in Sukabumi greenstone with WPC pool decking.

When is handover?

Handover follows the agreed off-plan schedule: 18 months plus a 6-month grace period.
